Tributary Launches Dedicated Brokerage

Andy Cullen will lead Tributary Real Estate's dedicated brokerage division.

Veteran commercial real estate broker Andy Cullen has joined Tributary Real Estate to launch a dedicated brokerage division.

Cullen, who previously served as a senior vice president with JLL, will focus on representing tenants to fulfill their real estate needs.

“I saw it as a unique opportunity to help our clients in a different way,” Cullen said. “We don’t have the same corporate overhead [as JLL], so we’re able to spend more time on each transaction. That was important to me.”

Cullen’s brokerage team will include Amy Aldridge, formerly a vice president at JLL, Jona Behm, previously a licensed transaction coordinator at JLL, and Dan Howard, an entrepreneur with experience in both commercial and residential real estate.

“By expanding our brokerage division and adding a fully dedicated team to this service line, we can better position our clients for long-term success throughout the Denver area,” Tributary founding partner Ryan Arnold said.

Tributary Real Estate is developing Revolution 360 at 36th Street and Brighton Boulevard.

Founded in 2015 by Arnold, Tributary Real Estate develops and invests in mixed-use real estate properties in Denver’s urban areas. Its recent brokerage transactions include the sale of the NINE dot ARTS office condo in the TAXI development and the purchase of the company’s new 6,400 SF office/warehouse at 3734 Osage St. in the Lower Highland neighborhood. It also worked with local tech company Ibotta on an expansion into a second full floor at 1801 California, doubling the company’s size to 76K SF.

On the development front, Tributary has acquired two parcels at 3600 and 3695 Wynkoop St. in RiNo from Gary Giambrocco. It is working on a deal to acquire a third building from Giambrocco as part of its master plan for adaptive reuse of existing buildings, as well as developing new space.

Tributary also is working on Revolution 360, a nearby office and retail project at 36th Street and Brighton Boulevard, slated to begin construction next year.
