Target's Denver Sortation Facility To Take Place Of Paulino Gardens
Target Corp.'s new Denver facility will be a 142K SF industrial building at 6300 Broadway in north Denver on the site of Paulino Gardens, following the nursery's closure in 2019.
Target announced a Denver outpost of its "sortation" concept late last month, but did not reveal the specific location. A company spokesperson confirmed the address to Bisnow this week. Two other such centers will be built in the Chicago area.
Construction on the facility is well underway at the site that was home to a beloved family-owned nursery and garden center for nearly 60 years. Property records for 6300 Broadway show that it is owned by an entity registered to the same address as the Denver office of industrial development giant Prologis.
Prologis declined to comment for this story. Arch-Con is the general contractor on the project.
The building's location southwest of the Interstate 25 and Interstate 76 interchange gives it access to major distribution thoroughfares, and its proximity to central Denver and its northern suburbs offers access to growing population centers.
The sortation centers take orders packed in local stores and sort them for local deliveries, a shift that Target calls it “stores-as-hubs strategy” with the goal of lowering costs and improving delivery times.
The company said it plans more sortation centers in the future to help fulfill digital sales that have grown nearly $13B from 2019 to 2021, according to a news release.
