Special Session Debate Intensifies At Texas Capitol

The special session of the Texas Legislature is in full swing. A marathon debate in the Senate passed SB3, the "bathroom bill," while the House Ways and Means committee spent hours tackling property tax reform.

As debates rage on to break an impasse between the two chambers, there are major implications for commercial real estate.

After eight hours of contentious debate and tearful testimony, the Senate approved the "bathroom bill" in a 21-10 vote. The bill calls for regulating bathrooms in public schools and government buildings based on the sex of a person's birth certificate or state-issued…

Why Recycling Remains A Luxury Amenity In Texas

Granite countertops, infinity pools, recycling bins. One of these luxury apartment amenities is not like the others. Although renters are increasingly demanding recycling options, few multifamily owners are offering it. In Texas, one of the lowest-ranked states for waste diversion and reduction, recycling is largely viewed as a Class-A amenity, leaving many renters unable to put their waste anywhere but a landfill.

“Higher levels of apartments usually come with higher-income residents who have higher education. Those residents are typically more interested in recycling than [residents] in Class-B, C and D properties,” Community Waste Disposal Director of Business Development Susan Holley said. Though…

Obamacare Repeal Could Cripple Rural Hospitals And Lead To More Closures

There is a perfect storm raging in the healthcare industry that has caused a slew of hospitals to close across the country. Healthcare reform and changing business models are at the forefront of those challenges.

Approximately 2,300 rural hospitals are in the United States. Of those, 81 have closed since 2010, according to the North Carolina Rural Health Research Program. Because rural populations tend to be poorer, these hospitals rely heavily on Medicaid reimbursement, which has been dispersed in greater quantity since the Obama administration passed the Affordable Care Act.

Is There A Real Estate Solution To E-Commerce's Returns Problem?

E-commerce is the single biggest driver of the industrial real estate market and growing, but it has a glaring inefficiency. If we get everything we need delivered to our homes, why is it so difficult to send it back?

Distribution centers are being built all over the country, many as big-box facilities that in some cases require clearance of up to 40 feet. Last-mile distribution centers, designed to be leaner to make use of tighter spaces close to major cities, are beginning to crop up — like a rumored Amazon warehouse close to the University of Pennsylvania's campus in West Philadelphia. Real estate is changing shape to better fit e-commerce, but only the sexy part. Returns are still a worry.
