Inside One of SoMa's Hottest Office Developments
We stopped by this week's topping off of 85 Bluxome, one of the hottest buildings up for lease in SoMa and one of just a handful of trophy projects around town still searching for pre-lease tenants. We took a tour of the space with developer Cyrus Sanandaji, managing director of Bluxome Partners, and David Young from Cushman & Wakefield, who's charged with leasing the property with colleague JD Lumpkin. Cyrus tells us it's got ridiculous ceiling heights of 12 to 15 feet—perfect for what techies crave. (Not pictured: an impressive BBQ spread to thank all involved in the project.)
Here's the view from the top. The 57k SF building, delivering at the end of the year, will feature a roof deck and fifth floor terrace between 4th and 5th streets and Brannan and Townsend streets. Cyrus says the LEED Gold building will be the only property of its kind on the West Coast. That's because it will be the first to be designed according to the Delos living standard, which aims to promote the well-being of a building’s occupants via healthy lighting and access to outdoor areas. David, who's also leasing out 500 Third St, says signage for an anchor tenant is an option, though it will depend what the city allows. He worked on the nearby Weebly deal to get signage on the building.
One big perk of the property is it can grow. Under the Central Soma Plan, height limits could increase for all parcels on 85 Bluxome's block from 65’ to between 85' and 130’ so construction is proceeding with that in mind. The building will already be "growing" upon delivery, with a living lobby wall similar to the one at 505 Howard. Here's a rendering of 85's lobby. Cyrus also tells us he's got a mixed-use project cooking at California and Polk, which would include apartments and ground-floor retail. He's about two months away from submitting to the Planning Commission.
