A Reimagined Reston Metro Center Brings Class-A Office Space To The Heart Of The City
Reston is changing rapidly. Major companies are choosing the pioneering planned community at the heart of Fairfax County as their home, and massive mixed-use developments are popping up all around the new Silver Line Metro stations.
As Reston changes, one of its premier office buildings is adapting right along with it to create a place where people can explore, collaborate and take advantage of all the new opportunities Reston has to offer.
Reston Metro Center is now under new ownership and is being transformed into a fully revitalized Class-A office building that is set to be completed in September.
This is a multimillion-dollar repositioning project that includes a new lobby, an expanded fitness center with shower and locker rooms, a tenant lounge that includes a market and coffee service, a new conference center and a scenic outdoor seating area where tenants can relax or meet with colleagues and clients. The building has unmatched visibility from the Dulles Toll Road and is a five-minute walk from the upcoming Reston Town Center Metro station.
“We want to unlock access not only to the Metro station but to the amenity-rich environment of the Reston Town Center and Halley Rise,” said Lincoln Property Co. Senior Vice President Stoddie Nibley, who is handling leasing for the building. “Reston Metro Center provides an opportunity for tenants to take advantage of immediate access to everything that Reston has to offer, with the security and privacy of a Class-A office building.”
Nibley said that Reston Metro Center’s new owner, HighBrook Investors, believes so strongly in the potential of this property, which is less than 6 miles from Dulles International Airport, and the strength of the Reston market that it decided to commence renovations in the midst of the coronavirus pandemic.
“Reston has been such a strong market for so long, and will continue to be thanks to its incredible access to amenities and the Silver Line,” Nibley said. “The second phase of that line will connect Reston Metro Center and the rest of the submarket to the entire DMV.”
The area has also become known as a cloud computing hub, Nibley added, with major companies like Amazon Web Services, Google and Oracle all planting flags in the area. Companies like these will need office space along with government contractors, cybersecurity firms, IT firms and other tech-based companies that are looking to make this area home.
The newly renovated Reston Metro Center, Nibley said, will provide these companies with the technology, office space and city access they need to thrive.
The building is close to 130K SF, Nibley said, and it has something for all types of businesses, whether they are looking for a 25K SF floor or looking to lease out the entire building to provide a sprawling campus for their employees.
“There are no other buildings on the Toll Road that are undergoing a repositioning of this scale,” Nibley said. “As employees return to the workplace, they will want to work in an environment that excites and inspires them to come to the office. We feel that Reston Metro Center provides the type of office space that does just that, at the right time.”
